Rental Policies
1. Payment of Rental Fee:
Credit Card is required at time of reservation to hold dates of reservation.
Acceptable forms of Payment:
~ Traveler’s check
~ Money Order
~ Credit card
Deposit amount of first night's rent will be charged at time of reservation. Balance due will be charged 48 hours prior to check in to credit card on file. Please notify management if alternate payment methods are needed. Credit card on file will be charged for any damages to rental unit.
2. Cancellation policy is 72 hours prior to arrival date. If a reservation is cancelled within 72 hours, the deposit of first nights rent becomes non-refundable per unit reserved.
3. Guest(s) acknowledges and understands that he (she) is a licensee of the Owner and not a tenant; and that he (she) is not acquiring any interest in the property.
4. It is understood that each unit is privately owned including the furnishings, with Branson Hills Rental Management acting solely as Agent for the Owner.
5. Occupancy and use of premises shall not be such as to disturb or offend neighbors or residents. The Agent has the prerogative to terminate this agreement and to ask disruptive Guests to vacate the premises.
6. The Guest(s) acknowledges and understands that checkout time is no later than 10:00am and check in time is no earlier than 4:00pm.
7. Key Policy: Keys are to be picked up at the Hampton Inn at Branson Hills and returned to the same location upon departure.
8. Guest(s) shall be solely responsible for any property damage, accident injury to any person or loss sustained by any person, including loss of money, jewelry, and other items of personal property, arising out of or in any way related to Guest(s) use of the premises or the items of personal property provided by Branson Hills Rental Management the Owner at Guest(s) request. Guest(s) shall inspect and be familiar with proper use and application of such items prior to using them. Guest(s) hereby agrees to INDEMNIFY and hold Branson Hills Rental Management and/or Homeowner harmless from any and all claims including those of third parties, arising out of or in any way related to Guest(s) use of premises or the items of personal property provided therein. Guest(s) assumes the risk of injury or other losses relating to any recreational activities and will hold owner and its agents harmless with respect there to.
9. Guest(s) shall leave premises in clean, undamaged condition. If unit is not left in suitable condition, guest understands that agent reserves the right to charge guest(s) for any repairs or special cleaning.
10. Guest(s) agree to make all long distance calls collect, by credit card or charge to a third number.
11. The property is stocked with an initial supply of paper products, hospitality items, and dish and laundry detergent. Towels, sheets, blankets, furniture or any other item can not be removed from the unit.
Any furnishings damaged or taken out of the property will be charged to the credit card on file. Including but not limited to pillows, blankets, dishes, silverware etc. An inventory of items is taken prior to all guests arrival and after departure. Please leave all furnishings in their respective units.
12. Due to potential allergy and cleaning concerns guests can not bring pets into a rental unit. However if you would like to bring your pet to Branson, you can contact the Branson Chamber of Commerce at www.explorebranson.com to find a reputable pet care provider in the Branson area. If pets are found in a rental property, it will result in eviction and the forfeiture of all rental payments. Renter will be held responsible for damages or extra cleaning due to pets in a unit.
13. Smoking is not permitted inside Villas or Condos. All units have porches or patios that can be used for smoking. If smoking occurs in your unit, renter will be held responsible for the charge to deodorize, clean the carpet and furniture in the rental property, up to a $600.00 fine.
14. No units will be rented to anyone under the age of 18. A parent or guardian must accompany anyone under this age, and the parent or guardian must be staying in the unit throughout the stay. Reservations made under false pretenses of any kind will result in eviction and the forfeiture of all rental payment.
Golf Attire: In general, “resort wear” is expected. Golf shoes with socks and collared shirts are suggested for men. Shorts are acceptable. For women, golf shoes with socks, collared shirts, and slacks, shorts or golf skirts are suggested. Please do not wear jeans, cut-offs, or tank tops.
